FAQ's for Buying Real Estate

How much money do I need to pay up front?

We only require all funds for your purchase immediately before you take possession.

When do I meet with my real estate lawyer?

Once we receive mortgage instructions you will be contacted by our office to determine the most convenient time for you to meet. In the event you are paying cash for your purchase we will arrange for an appointment prior to the date of possession.

When do I get my keys?

We will obtain the keys from the vendor’s lawyer and make arrangments with you so that you have your keys prior to possession.

Can I go into the property early?

The property belongs to the vendor until the date and time specified in your offer to purchase. Should you wish to change your date of possession, please let your realtor know.

What happens if there is damage to the property when I move in?

Notify our office immediately and take pictures of any damage. We have an established litigation practice and we can take whatever steps we need to in order to make sure the vendor fixes the problem or to ensure that you are fairly compensated.

FAQ's for Selling Real Estate

When do I need to come in and sign?

Our office will contact you for an appointment. Typically within five business days prior to the purchaser taking possession of your property

When will I get the money from my sale?

Typically the funds from a sale are available approximately 3-4 weeks after the possession date however Olschewski Davie participates in a program to get your money from your sale to you on the day of possession. Contact us to see if your transaction qualifies for this program.

Do I need to provide any money up front for legal services?

At Olschewski Davie fees and disbursements come out of the sale proceeds so we require no money up front. We get paid when you get your money and not a moment sooner!

What do I need to bring in with me when I sign my documents?

Our office will contact you when the appointment is set up to let you know but at minimum we will require two pieces of identification, including either a drivers license or passport, and at least one key to the property.

FAQ's for Refinancing Real Estate

What is the process?

Once our law firm receives your mortgage instructions from your lender we will contact you immediately to make an appointment. When we call we will tell you specifically what you need to bring with you to the appointment.

Once all mortgage documents are signed we will immediately ask your lender to forward to us the mortgage funds. We will then pay off any debts as directed by the lender and deposit the balance into your account.

Do I need to provide a retainer?

We do not require any money up front. Payment for any legal fees and expenses come out of the proceeds from the refinance.
